The honest version

Which one is for you?

Both tools are in this market for a reason. The right answer depends on what you run.

AI features

UpKeep leads

Every plan includes Nova with monthly credits (250 on Essential up to 1,000 on Enterprise). Nova answers questions about your data, drafts closeout notes, cleans up data and builds checklists. The Nova App Builder creates custom apps from a description, starting on Premium.

EZO

In August 2026 EZO launched Zoe, a contextual AI assistant that works across reports, assets, tickets and procurement. It answers utilization questions and generates checklists. EZO has no autonomous agents or AI data audits.

UpKeep's Nova is built for maintenance work; EZO's Zoe is newer and broader across IT and assets.

Work order management

Tie

Every plan includes unlimited work orders and locations, data importing and unlimited requesters. Technicians create work orders by voice with Voice Fill, and Nova drafts closeout notes and activity summaries. Checklists and time and cost tracking start on Premium, and custom statuses and workflow automation on Enterprise.

EZO

EZO CMMS includes unlimited work orders and work requests on its Essential plan, with scheduling in the Planner and QR and barcode scanning to pull up assets. Reviewers find it easy to learn, though some describe the Planner as desktop-first.

EZO covers work orders cheaply; UpKeep is built for technicians working from their phones.

Preventive maintenance

EZO leads

PM scheduling starts on Premium at $55/user/month. It covers time-based and meter-based schedules and custom checklists, with the Smart Checklist Builder writing checklists from a short description. Edge sensors can open a work order automatically when a reading leaves its range.

EZO

Preventive maintenance is included from the Essential plan at $12–$14/user/month, with time-based and meter-based schedules. Sensor readings can feed meters through the API, but EZO has no sensors of its own.

EZO gets you PM at a lower price; UpKeep adds sensor triggers and AI-drafted procedures.

Asset management

EZO leads

UpKeep supports a four-level asset hierarchy, barcode scanning and meter readings from Premium, and asset lifecycle tracking on Professional. Enterprise adds depreciation, warranty and downtime tracking, custom asset statuses and check-in/check-out for shared equipment.

EZO

Asset tracking is EZO's core strength. It supports parent-child assets, QR and barcode tags, check-in and check-out, and depreciation, and the same company sells AssetSonar for IT assets.

EZO is stronger for tracking where assets are; UpKeep is stronger for maintaining them.

Parts and inventory

EZO leads

Parts and inventory management with costing starts on Premium at $55/user/month, with multiple inventory lines per part. Photo-to-Parts creates part records from a photo. Purchase orders sit on Enterprise.

EZO

The Plus plan ($22–$26) adds parts inventory linked to work orders, plus purchasing linked to work orders. That puts purchasing on a lower tier than UpKeep, where purchase orders are on Enterprise.

EZO puts inventory and purchasing on a cheaper tier; UpKeep adds costing and Nova insights.

Reporting and analytics

Tie

Drill-down reporting starts on Premium (30 days of history), with full history from Professional. Enterprise adds custom dashboards, asset downtime and equipment reliability reports, and multi-site modules. Nova can answer questions about your data in plain language on every plan.

EZO

EZO includes pre-built and custom reports on asset usage, maintenance history and costs. Reviewers like the data available but say building custom reports can be complex. Zoe, EZO's AI assistant, can answer questions about reports.

Both cover standard reporting; UpKeep's Nova answers data questions on every plan.

Mobile app and offline use

UpKeep leads

UpKeep started as a mobile app, and its iOS and Android apps cover work orders, scanning, photos, signatures and voice entry. Offline work orders start on Professional, with bookmarked and auto-cached work orders and offline drafts.

EZO

EZO's iOS and Android apps support QR and barcode scanning and work orders. Offline, technicians can add work logs to up to 20 work orders and bookmark up to 100 assets. Reviewers report occasional glitches.

UpKeep is mobile-first for technicians; EZO's app grew from asset scanning.

Integrations

EZO leads

API access, business integrations and custom integrations are on Enterprise. UpKeep's own Edge sensors connect natively without an integration project.

EZO

EZO's Plus plan includes a REST API, and Professional adds SSO and Active Directory. EZO also connects to its own IT asset products, which suits teams that manage IT and facilities together.

EZO opens its API and SSO on lower tiers; UpKeep lists deeper ERP integrations on Enterprise.

Safety, fleet and training

UpKeep leads

UpKeep sells Safety (incident capture with OSHA 300, 300A and 301 recordkeeping), Fleet (DVIRs, VIN lookup, telematics) and Learn (courses and certifications) as modules on the same platform and login as maintenance.

EZO

EZO CMMS has no EHS or OSHA module, no fleet module with DVIRs or telematics, and no learning or certification management.

One vendor for maintenance, EHS, fleet and training means fewer tools and invoices.

Sensors and condition monitoring

UpKeep leads

UpKeep Edge is UpKeep's own wireless sensor line for vibration, temperature and other readings. A reading outside the range you set opens a work order on that asset automatically, and dashboards show sensor trends next to maintenance history.

EZO

EZO doesn't sell sensors. Sensor or meter readings can be imported through the API to trigger maintenance.

UpKeep's Edge sensors trigger work orders out of the box; EZO needs API work.

FAQ

Questions teams ask before switching

Can I import my EZO data into UpKeep?

Yes. Assets, work orders, PMs, parts and vendor records can all be imported. Our CS team handles the data mapping and validates everything with you before it goes live.

We use EZO for IT asset tracking too. Do we need to replace that?

Not necessarily. Some teams keep EZO for pure IT asset tracking and move maintenance ops to UpKeep. We can help you decide based on your actual use cases.

How does UpKeep pricing compare to EZO?

EZO gates real CMMS functionality (work orders, PM, automation) behind upper tiers. UpKeep includes those on every plan, plus Nova AI, Nova Apps, Learn, Fleet and Edge. For maintenance-focused teams, UpKeep is typically materially cheaper for equivalent capability.

Will my technicians actually adopt it?

UpKeep was built mobile-first for maintenance teams. EZO reviewers describe the Planner as desktop-first and mobile as temperamental. Our mobile work order completion averages 100% across customers.

Can I try UpKeep before committing?

Yes. Book a walkthrough and we'll set up a sandbox with your actual data.

What happens to my EZO contract?

Most teams time the switch to the end of their EZO term. If you're mid-contract, we can structure onboarding to keep your total spend flat during the overlap.
