AI features

UpKeep leads

Every plan includes Nova with monthly credits (250 on Essential up to 1,000 on Enterprise). Nova answers questions about your data, drafts closeout notes, cleans up data and builds checklists. The Nova App Builder creates custom apps from a description, starting on Premium.

eMaint

Fluke launched eMaint AI in beta in March 2026. It speeds access to asset data, turns documentation into procedures, and creates work requests from voice messages. Separately, Azima's AI vibration analytics feed recommendations into eMaint work orders.

UpKeep's AI is generally available on every plan; eMaint's is newer and in beta.

Work order management

Tie

Every plan includes unlimited work orders and locations, data importing and unlimited requesters. Technicians create work orders by voice with Voice Fill, and Nova drafts closeout notes and activity summaries. Checklists and time and cost tracking start on Premium, and custom statuses and workflow automation on Enterprise.

eMaint

Every plan covers work orders and recurring work orders, with highly configurable fields and forms so each team can track what it needs. Professional adds an automated workflow engine and advanced procedures with inspection checks. Requesters can submit work by email or a web form without a paid license.

eMaint suits teams that want to configure every field; UpKeep suits teams that want technicians logging work on day one.

Preventive maintenance

UpKeep leads

PM scheduling starts on Premium at $55/user/month. It covers time-based and meter-based schedules and custom checklists, with the Smart Checklist Builder writing checklists from a short description. Edge sensors can open a work order automatically when a reading leaves its range.

eMaint

PM scheduling and meter readings are on the Team plan at $69/user/month. Condition-based maintenance triggers need Professional at $85, prepaid annually. eMaint can trigger work from Fluke condition-monitoring sensors, which suits plants already using Fluke hardware.

UpKeep gets you PMs and sensor triggers at a lower price per user; eMaint pairs best with existing Fluke sensors.

Asset management

Tie

UpKeep supports a four-level asset hierarchy, barcode scanning and meter readings from Premium, and asset lifecycle tracking on Professional. Enterprise adds depreciation, warranty and downtime tracking, custom asset statuses and check-in/check-out for shared equipment.

eMaint

eMaint supports unlimited assets on every plan, with configurable hierarchies, interactive image mapping that places assets on floor plans or drawings, downtime tracking and QR and barcode scanning. Its configurability lets reliability teams record the asset data their program needs.

Both handle complex assets; eMaint is more configurable, UpKeep simpler to set up.

Parts and inventory

Tie

Parts and inventory management with costing starts on Premium at $55/user/month, with multiple inventory lines per part. Photo-to-Parts creates part records from a photo. Purchase orders sit on Enterprise.

eMaint

Team includes single-location parts inventory. Professional adds multi-location inventory, a parts forecaster, cycle counting, and purchasing, requisitioning and approvals. Enterprise adds global inventory management across sites.

eMaint puts purchasing on a lower tier; UpKeep gets you inventory with costing for less per user.

Reporting and analytics

eMaint leads

Drill-down reporting starts on Premium (30 days of history), with full history from Professional. Enterprise adds custom dashboards, asset downtime and equipment reliability reports, and multi-site modules. Nova can answer questions about your data in plain language on every plan.

eMaint

Standard reports and dashboards are on every plan, and Professional adds advanced reporting and analytics. Reviewers praise how much data eMaint can capture, though several say building custom reports takes effort and training.

eMaint has more reporting on lower tiers; UpKeep makes data easier to query without building reports.

Mobile app and offline use

UpKeep leads

UpKeep started as a mobile app, and its iOS and Android apps cover work orders, scanning, photos, signatures and voice entry. Offline work orders start on Professional, with bookmarked and auto-cached work orders and offline drafts.

eMaint

eMaint has iOS and Android apps for work orders, scanning and inspections. Offline work mode is on Professional and above. Capterra reviewers rate its mobile experience lower than its other features (3.9 out of 5).

Both gate offline mode to Professional; UpKeep's app is built for technicians first.

Integrations

eMaint leads

API access, business integrations and custom integrations are on Enterprise. UpKeep's own Edge sensors connect natively without an integration project.

eMaint

eMaint's Enterprise plan includes a RESTful web API and integration hub that connect to SAP, Oracle, Salesforce, ServiceNow, Power BI, SCADA, PLC and BMS systems, plus 1,000+ apps. Team and Professional don't include the API, so integration needs mean Enterprise.

Both put integrations on Enterprise; eMaint lists a broader set of enterprise connectors.

Safety, fleet and training

UpKeep leads

UpKeep sells Safety (incident capture with OSHA 300, 300A and 301 recordkeeping), Fleet (DVIRs, VIN lookup, telematics) and Learn (courses and certifications) as modules on the same platform and login as maintenance.

eMaint

eMaint supports compliance through audit trails, e-signatures and inspection checks, and offers eMaint University for product training. Fleet maintenance runs as general CMMS assets, without a dedicated DVIR or telematics module.

One vendor for maintenance, EHS, fleet and training means fewer tools and invoices.

Sensors and condition monitoring

eMaint leads

UpKeep Edge is UpKeep's own wireless sensor line for vibration, temperature and other readings. A reading outside the range you set opens a work order on that asset automatically, and dashboards show sensor trends next to maintenance history.

eMaint

As a Fluke company, eMaint connects natively to Fluke's wireless condition-monitoring sensors, and to Azima's vibration analysis services, whose recommendations flow straight into work orders. For plants already on Fluke hardware, this is the strongest reason to choose eMaint.

eMaint is backed by Fluke's sensor and analysis expertise; UpKeep's Edge is simpler and sold with the CMMS.

FAQ

Questions teams ask before switching

Can I import my eMaint data into UpKeep?

Yes. Assets, preventive maintenance schedules, work order history, parts inventory and vendor records can all be imported. Our customer success team handles the data mapping and validates everything with you before it goes live.

Is onboarding and training included?

Yes. Onboarding and training come standard with UpKeep rather than being quoted as a separate implementation package. Ask eMaint for their current implementation and training terms, which are not published.

We use Fluke sensors. Can UpKeep work with them?

Yes, via integration. And UpKeep Edge offers first-party wireless sensors for temperature, vibration, pressure and humidity if you want a single-vendor stack with native workflow integration.

Will my technicians actually adopt it?

UpKeep is mobile-first. Reviewers consistently describe eMaint as clunky and technical with a steep learning curve. Our mobile work order completion averages 100% across customers.

Can I try UpKeep before committing?

Yes. Book a walkthrough and we'll set up a sandbox with your actual data. You can run both systems in parallel during evaluation.

What happens to my eMaint contract?

Most teams time the switch to the end of their eMaint term. If you're mid-contract, we can structure onboarding to keep total spend flat during the overlap.
